Mold, asbestos and/or water damage have got to be the three most dreaded findings on any home inspection report. Together, they’re the trifecta of bad news for homebuyers and sellers alike. Only further investigation can determine whether the alarm bells need to be sounded or it is a controllable, treatable or non-threatening issue.

I’m a big fan of killing two birds with one stone. Most of the time, it’s the way to go. So if I, as a home inspector, discover minor items to repair, I should go ahead and fix them, right? After all, I am trained to find problems so I must know how to correct them too, right? Sounds logical enough, but not necessarily the right approach for a home inspector.

The Boy Scout motto, “Be prepared” applies to you, whether you’re a buyer or a seller, when a home inspection is in your future. Especially if the home is a short sale or foreclosure on the market “as-is” with NO sellers disclosure statement from the lender. An inspection in these instances is even more urgent than with a seller owner or occupied home. Home inspectors can only inspect certain systems and appliances under certain conditions. Being prepared mitigates the risk of rescheduling an unfinished inspection, which can bring on a chain reaction of closing delays.

It’s that time of year when children are ready to hit the pool. Is your pool ready for them? Certainly in Arizona, backyard residential pools are a way of life, almost by necessity in our desert climate. Arizona law mandates pool safety regulations and conscientious homeowners invest in safety devices to ensure little ones and animals stay safe. However, I can’t help but think that more can be done—more attention given to secure the safety gaps around our pool areas after listening to the tragic drowning reports of children or pets each summer.

However, because of the housing boom and the rebuilding necessitated by hurricanes Katrina and Rita, domestic supplies of drywall manufactured in this country were depleted. So around 2004, drywall began being imported from China to meet the growing demand.

What does your inspection cover? ...I do a complete and thorough inspection from walking the roof to the foundation. I check the attic, the electrical, plumbing, heating and air conditioning systems. I check structural integrity, doors and windows, and all appliances.
