What is a "phase" inspection?
A phase inspection refers to an inspection performed at various stages during the building of a new home. These inspections can be extensive, covering all phases of construction from site preparation, thru framing, rough-in plumbing and electrical, to the final “walk-thru. Usually, there are only two phase inspections. One is a pre-drywall inspection, when the framing and rough-in plumbing and electrical are completed. The other is a final inspection, performed when the home is completed. Most new home buyers also prefer to have a “One Year Warranty” inspection. This helps buyers identify potential issues to present to the builder for corrective work that they may not be aware of.
