Generally speaking, the listing agent should advise the seller what an inspection involves. If the home is vacant, the listing agent needs to ensure the utilities are turned on. If occupied, the seller will usually make arrangements to be away during the inspection, but this is not required. Also, ensuring children and pets are not underfoot is very helpful, as the inspector is in and out of the door several times during the inspection process. Professional Home Inspectors prefer the buyer to be present during the inspection. Buyer and their agent should arrive about an hour into the inspection process.
